I first met Tom a few years ago. He responded to a flyer and asked for a listing appointment. At that time, Tom was working on finishing his basement and had quite a bit of work to do yet, so he held off listing the house. After completing the renovation as far as he wanted to, he was ready to list the house about a year later and decided to list it with a discount brokerage to save some money.
I was a little sad about losing the listing I will admit, because I really loved this house and had a great marketing plan in mind to get it from JUST LISTED to SOLD.
As it turned out, the house didn't sell right away. As a matter of fact, even after several price reductions and 287 days on the market, it didn't sell at all. I was surprised by that because the final reduction priced the home under market value in my estimation. How could somebody not snatch up this incredible home?
It was my absolute delight almost a year later to list this home and put my marketing plan into place. I was determined to hit this one out of the ballpark for Tom. Photography is a key element of good marketing. I made sure the interior photographs were perfect. I also splurged for some drone photography to show off the fact that this home had a huge backyard that backed onto wide, open green space. I called other agents to let them know that I had an absolute GEM hitting the market soon and posted teasers across my social media platforms. Sure enough, with the amount of buzz I was able to create before the listing went live - and with the help of awesome market conditions - the listing went crazy the moment it hit the MLS! I was fielding a mass of phone calls and text messages almost immediately and started scheduling showings right away. Tom was already pleased with the response to his listing and we jokingly said that we felt like the "pretty one at the dance."
On Day 3, Tom had accepted an offer. No surprise here -- the listing was very active and there was a ton of interest.
In the end, the house SOLD for 100% of the List Price - which was set substantially higher than the last price he had his home listed at a year prior with the discount brokerage. I couldn't be happier with the result and am so happy I was able to truly hit this one out of the park for my client!
